Tips for First Time Home Buyer - The Selah Way

Selah Realty wants to get you the best home that you want that will help you achieve your long term goals. Don’t believe agents that tell you to get the biggest house you can afford because that may not be the best financial decision for you. Follow our guidelines so that you may be successful not just in home buying, but for other aspects of your financial success.

If you are a first time home buyer:

  1. Connect with a Selah Realty Dream Home Advisor. Buying a home is not just finding a place to live, but contractually owning a piece of property. You will need someone to walk you through the process. Fortunately, buyer representation is generally free since the seller often picks up the costs of their service for you.
  2. Identify where you are in your financial life. Depending on where you are in your financial situation, make a decision on whether you want to land your dream home (the house you wish to live forever), or investment home (the house to generate you money and/or flexibility to move if desired). Choose where you are and let your Selah Realty Dream Home Advisor know where you stand. For more information on this important decision, click here.
  3. Know your financial capabilities. You want to have money left over after you close on your house. Being illiquid (not having expendable cash available) will limit your ability to enjoy your house. Work with a reputable lender that can help you get your finances in order and determine optimal price for the home you should buy.
  4. Determine what you want in a home. Everyone has different tastes. Determine what you like in a home and let your Advisor know. Neither you nor your Advisor will see good results when you are uncertain of what you want.
  5. Continue to do your homework. Your Dream Home Advisor will send you potential listings that matches your preferences. They are very knowledgeable people and will guide you through every step, but only you can make the decision that is best for you (and your family).
  6. Find a reputable attorney to guide you. Once you decide on a house, your Dream Home Advisor will still be there the give you guidance, but your key guidance will now come from your attorney. S/he will help you protect your new asset and ensure you have proper ownership to maximize value.
